    Hi Joe! I have purchased my first home and have BIG plans for it… not too big, I hope! I have leased it back to the previous owners until the beginning of June, so I am trying to do all of the planning for my projects now. I am planning to replace all of the floors with vinyl plank. Currently, there is carpet, tile, and sheet vinyl throughout the house (see the demo plan I provided). I will be replacing the baseboards after doing the floors. The sliding glass patio door will also be replaced with french doors. My plan is to do that before installing the floors, but you may know what timing would be best.

    I have narrowed down which plank I will be using to the following 3:

    1) Smartcore Ultra XL – 8.97″ x 72.04″ plank size with a 12 mil wear layer

    2) Smartcore Pro – 7.08″ x 48.03″ plank size with a 20 mil wear layer

    3) Lifeproof – 7.5″ x 48″ plank size with a 6 mil wear layer

    Have you worked with these? What are your opinions on the plank size and the wear layer? I know 20 mil is a little bit overkill, but what about 12 mil? I’m really hoping you can point me in the right direction!

    I have included my floor plan. Can you give me an idea of which way you would run the planks and where I should start? ANY ideas or words of caution are welcome at this point! I do have access to the house, but I’m trying not to bug the tenants too much! Are there a few key measurements that you could use to get us going?

    Thanks for your response! Per your advice, I will replace the patio door BEFORE tackling the new floors. I should probably try to have the tile demo in the kitchen done before that happens though. Hopefully, that process is not as difficult as I’m afraid it could be. The demo and floor prep (the foundation is slab on grade) are my biggest worries. The foundation is in good shape and I hope to not have to do much leveling, but you just don’t know until after the demo! (Insert first-time homeowner anxiety here…)

    As for my choice of plank… I took the GIANT plank (Smartcore Ultra XL) and Lifeproof off my list, but I have added Adura Max. I will finalize my choice this weekend, but either option will leave me with a plank size of 7-8″ x 48″.

    I agree with you on the layout. I think that laying the planks “east” to “west” will look the best. Plus, it would be silly to ask the advice of a professional and then ignore their suggestions!

    Thank you for your help and your kind words at the end of your video. I am an estimator in commercial construction and have the tendency to drive my friends and family nuts with my level of detail! Glad to know that it’s helpful here! 🙂

    Thank you for taking the time to make my blueprint. I was able to watch and follow along fairly well, but it will make more sense once I am in the house ready to install! On another note… I bought my planks today! I decided on yet another one that wasn’t on my original top 3 list. I went with Shaw’s Tivoli Plus line. Do you have any experience working with that product? Would love to hear your feedback.
